新台市店區的住宅房價持續攀升
2025年至2026年初期間,台灣新店區的住宅房價整體呈現持續上升的趨勢。依據近期市場統計資料,新店區住宅平均房價大致落在每坪約52.8萬至67萬元新台幣之間。隨著捷運交通、生活機能與重劃區開發逐步成熟,新店已逐漸成為新北市房市表現相對強勁的區域之一。
從整體市場來看,新店區2025年的平均成交單價約為每坪52.8萬元,年增幅約達4.8%,顯示房價仍維持穩定上升的動能。而若以近一年的實際成交行情觀察,整體平均價格大約接近每坪67萬元左右,反映出市場需求仍然相當活躍。
在區域分布上,新店區內不同生活圈的價格差距相當明顯。例如位於市中心的新店區公所生活圈,由於交通便利且生活機能成熟,近一年的平均成交價格大約在每坪68萬元左右,屬於區內較具代表性的行情。部分高價社區的價格甚至更高,例如指標性建案琢青,在2025年的成交單價曾經達到每坪約104萬元,顯示新店部分高端住宅市場已經接近台北市外圍區域的價格水準。
另外一個近年備受關注的區域是央北重劃區。由於該區為新興重劃區,擁有較新的都市規劃與大量新建案,因此新成屋與預售屋的成交價格普遍已穩定落在每坪70萬至90萬元以上,部分條件較好的物件甚至可能突破百萬單價。
相較之下,新店區內仍然存在相對平價的區域。例如位於西側山區一帶的安康地區,由於距離捷運較遠、屋齡較高,中古大樓價格普遍較低。以安忠路一帶為例,部分中古住宅的成交單價仍可落在每坪約30萬至45萬元之間,因此對預算較有限的購屋族而言,仍然具有一定吸引力。

Looking at the broader market data, the average transaction price in Xindian in 2025 was about NTD 528,000 per ping, representing an annual increase of approximately 4.8%, indicating continued growth momentum in the area. When examining actual transaction data from the most recent year, the overall average price has approached roughly NTD 670,000 per ping, reflecting still-strong housing demand.
Within the district, however, prices vary significantly depending on the neighborhood. For example, the area around Xindian District Office—a central neighborhood with convenient transportation and well-developed living facilities—has recorded an average transaction price of around NTD 680,000 per ping over the past year, making it one of the benchmark price levels in the district. Certain high-end residential developments command even higher prices. For instance, the upscale residential complex Zhuoqing recorded transaction prices reaching about NTD 1.04 million per ping in 2025, showing that some luxury properties in Xindian are approaching the price levels seen in outer districts of Taipei City.
Another area that has attracted considerable market attention in recent years is the Yangbei Redevelopment Zone. As a newly planned urban development zone with modern city planning and numerous new housing projects, many newly completed or pre-sale apartments in this area have transaction prices that have stabilized at NTD 700,000 to NTD 900,000 per ping or higher, with particularly desirable units occasionally exceeding the one-million-per-ping mark.
In contrast, there are still relatively affordable parts of Xindian. Areas such as the hillside communities in the Ankang area remain more budget-friendly. Because these neighborhoods are farther from metro stations and many buildings are older, housing prices tend to be lower. For example, in areas around Anzhong Road, some older apartment buildings still record transaction prices in the range of NTD 300,000 to NTD 450,000 per ping, making them attractive options for buyers with more limited budgets.
